Edward's Enterprises' hourly rates for apartment maintenance & repair projects:

 

Start at $95* an hour Per Employee, 3 Hour Minimum.

 
These are the typical cash or check hourly rates for labor we charge our customers for apartment repair work orders (not including materials or dump disposal fees).
 
Some projects require more than 1 employee, in which case the rate per hour would be higher to allow for the extra employees.

Repair Apartment Turnover Paint Touchups - RepairWe charge for all time allotted to a customer's project, including purchasing & delivering materials, or offsite work like painting lumber prior to an installation, or for the time to dispose of debris. This allows us to take on smaller projects for our client landlords, rather than only lump sum projects with much higher minimums to show up.

    Great Question! Edward's Enterprises Hourly Repairs is usually available:

     

    Office: Monday through Friday 8:00am to 5:00pm by phone in our office to schedule projects & ask questions about repair jobs.

     
    Field: As far as scheduling work, for our typical rates listed above (I know we didn't skip that section) we normally schedule work Monday through Friday from 7am to 4pm (holidays, meetings, kids with flus may affect availability).

    Repair Apartment Turnover Paint Caulking Touchups - RepairMost projects get a 3 hour window of arrival, so expect something like 7am to 10am, or 10am to 1pm, or even 12pm to 3pm window.
     
    If you need us to come outside of those times, expect to pay a bit more, or experience different restrictions like job minimums, etc.
     
    We are available for emergency hourly repair work based on a first come first serve system & whether or not we have a crew available. Expect to pay more for these types of calls (we have employees & overtime is what it is).

    Keep all your apartment's floorings in solid shape overall! Dirt is a floor's worst enemy! It is known to cause scratches on even the strongest of hard wood floors, as well as wear out fibers in any carpets & rugs you may have. In order to avoid dirt, just sweep, mop, & vacuum weekly. Use all-cleaning solutions that are known to add a 'sparkle' or shine on things, especially adding to the final effect of it all. Make that floor visually stand out, like it's brand-new! & keep that spray handy, for when the next time to spray should come around. Usually, the label on the bottle will tell you the overall potency of the brand, & how much it can add shine to your flooring, as well the amount to apply each time.
     
    Also, place mats inside & outside of your doors (if allowed) to reduce the amount of dirt tracked in & out of your rental apartment. Mats are great “junk stoppers”, as some call them, leaving all kinds of junk closer to the door & further away from the other parts of the home. Sticky, hairy mats work great as they can retain much inside of them.

    Should renters invest any of their own time or money to maintain their apartment or rental home?
     
    If you are a tenant, it is likely that you leave all the odd jobs to the building maintenance workers or landlords to deal with. This is a benefit of renting, however it is a good idea to protect both your security deposit & minimize intrusions from the landlord's service contractors to use these few maintenance tips. In the United States, between 1919 & 1924 a number of cities & states adopted rent & eviction-control laws. Modern rent controls were adopted for a number of reasons, including during World War II, based on shortages or following Richard Nixon's 1971 wage & price controls. These rent control laws can discourage some property management companies from doing costly “upgrades” in an occupied unit, rather than waiting for a vacancy. Some landlords want you to be home at the time of service, this can mean taking a day off of work. Some areas are seeing rent control laws increasing or being reintroduced after being removed, including some cities with large tenant populations such as New York, Washington D.C., San Francisco & Los Angeles.
    If you are unsure about doing the type of minor maintenance tasks as listed below, it's always best to have a professional look at it or contact your property management company for regular “preventative” maintenance.
     
    The refrigerator – Keep coils clean by removing the cover from below the door & vacuuming out the dust that accumulated. You can also remove the drip pan from under the coils, wash it & check for clogs before placing it back. Most fridges are now frost free, but if your freezer has more than a quarter inch of ice, don't chip at it with a sharp object & make sure your freezer is clear of food before defrosting it manually. Place a pan under the melting ice to catch the pieces at room temperature.
     
    Heating & A/C – Vacuum vents before use for the first time each year & inspect the vents for new dust particles periodically. Change filters as soon as they become soiled & keep furniture & window covering away from them as a safety precaution. It's best to turn the heat down or A/C up a few degrees instead of turning it off, this will actually save more energy by maintaining a steady temperature.
     
    Plumbing Problems – Avoid pouring oil, coffee grounds or other solids into the kitchen sink. In the bathroom, remove hair from the sink, shower or bathtub & make sure it doesn't get washed down the drain. A plunger can help with a clogged sink or toilet.
     
    While many issues can be handled by your property management company, sometimes the convenience of doing a simple task like cleaning a filter yourself can outweigh dealing with scheduling a service call in your home or apartment.
